Re-roofing scaffold on a residential property in Shoreham-by-Sea

Project: Full access scaffolding for new roof installation on a residential property.

Location: Erringham Road, Shoreham-by-Sea.

Project overview: This case study details the provision of a comprehensive scaffolding solution for a new roof installation at a residential property on Erringham Road, Shoreham-by-Sea. The project required not only full perimeter access but also “table lifts” for gable end work and a strategic bridge over an existing extension, alongside integrated waste management.

Challenges: The roof replacement presented several key access challenges:

Full perimeter access: The entire roofline needed safe and stable working platforms.

Gable end access: The property’s gable ends required specific, elevated working areas.

Front extension obstruction: A single-storey extension at the front of the property presented an obstacle that needed to be spanned over to maintain continuous access.

Waste management: Efficient removal of old roofing materials was crucial to maintaining a clean and safe site.

Solution: Tailored scaffolding with customised features.

A multi-faceted scaffolding erected to address all project requirements:

Main perimeter scaffold:

Dimensions: 11.0m by 16.0m by 11.0m by 16.0m; approximately 54 linear metres in total.

Height: Approximately 5 metres high with a total of two scaffold lifts and a fully boarded top working platform.

Boarding: Depending on the space around each side of the property, this scaffold was between 4 and 6 boards deep, offering generous and safe working areas around the entire roof.

Gable end table lifts:

Quantity: Two table lifts were installed, one on the front and one on the back of the property.

Dimensions: Each table lift measured approximately 2.4 metres long x 7.0 metres high.

Lifts: These were additional working platforms, specifically targeting the elevated access requirements on the gable ends.

Boarding: Both table lifts were 5 boards deep, offering ample workspace.

Bridging over an extension:

Method: An 8-metre beam system was expertly utilised to bridge over the single-storey front extension. This innovative solution ensured seamless, uninterrupted access across the property’s façade without needing to interfere with or build on the extensions’ lower roof.

Integrated rubbish chute:

To facilitate the efficient and safe removal of debris from the old roof, a strategically placed rubbish chute was incorporated into the scaffolding structure, directing waste directly into a skip below.

Benefits delivered:

This integrated scaffolding solution provided numerous advantages:

Comprehensive safety: Full perimeter access, dedicated gable end platforms, and robust construction ensured the highest safety standards for all operatives.

Optimal efficiency: The seamless access, including the bridged section and gable end lifts, allowed the roofing team to work continuously and efficiently, significantly contributing to rapid project completion.

Streamlined waste management: The inclusion of a rubbish chute enabled quick and controlled removal of old roofing materials, keeping the site tidy and safe.

Project acceleration: The ability to access all areas simultaneously, combined with efficient waste disposal, enabled the new roof to be installed within a two-week timeframe.

Cost-effectiveness: The entire scaffolding structure, including the rubbish chute system, was provided for a 2-week hire period at a cost of £2900, representing excellent value for the scope and complexity of this access solution.

Conclusion:

This scaffolding project serves as an excellent example of how tailored scaffold solutions can overcome complex access challenges on residential roofing projects. By combining standard perimeter access with table lifts, innovative bridging techniques, and integrated waste management, the scaffolding played a pivotal role in ensuring the safety, efficiency, and timely completion of the new roof installation.
